Phoenix monsoon season has officially started — and for commercial property managers and HOA communities, that means one thing: your carports need to be ready before the first storm, not after.



Every year, our team responds to dozens of calls from property managers scrambling after a storm event — collapsed panels, damaged columns, vehicles trapped under failed structures. The frustrating part? Most of it was preventable. A simple walk-through a few weeks before the season starts is all it takes to identify and address the issues that become expensive emergencies in July and August.



We've been repairing commercial carports across the Phoenix Valley since 2021. With over 15 years of combined experience, we see the same issues pop up season after season. Here are the five things every property manager should check before the first storm hits.


The 5-Point Pre-Monsoon Checklist

  1. Inspect Carport Structure — Walk every column, beam, and roof panel. Look for rust, corrosion, cracking at the base, or any visible bending. Pre-existing damage becomes a failure point under monsoon wind loads.

  2. Clear Trees & Roof Debris — Trim branches overhanging the carport and remove accumulated leaves, gravel, and debris from the roof surface. At 60+ mph wind speeds, loose material becomes a projectile.

  3. Verify Drainage Systems — Clear gutters, downspouts, and ground drainage paths. Water pooling near column footings is one of the top causes of long-term structural deterioration we see across Phoenix properties.

  4. Tighten All Attachments — Check every item mounted to the carport — lights, cameras, signage. Verify all bolts and brackets are fully tightened. What feels secure in calm weather can fail at monsoon wind speeds.

  5. Have an Emergency Plan — Stock safety cones and caution tape on-site. Make sure your property staff know how to report damage. And save your contractor's emergency number before the storm — not the morning after.
